rather, they vary according to the physical, social, economic, and managerial characteristics of surrounding urban areas, potentially reducing or exacerbating spatial disparities among urban fabrics.In many developing cities, the expansion of metro systems without adequate consideration of the capacities of surrounding neighborhoods has resulted in increased land values, land-use transformation, gradual social displacement, concentration of economic activities, and the emergence of new inequalities in access to urban opportunities.</p> <p>The present study aims to analyze the impacts of rail transit development on the spatial divide of urban fabrics, with particular emphasis on physical, economic, social, and accessibility dimensions.This research is applied in terms of purpose and adopts a descriptive-analytical design using a mixed-methods (quantitative and qualitative) approach.Research data were collected through documentary studies, field surveys, questionnaires, semi-structured interviews, direct observation, and spatial indicator analysis.The collected data were subsequently analyzed using statistical techniques alongside qualitative interpretation.</p> <p>The findings indicate that although rail transit development enhances accessibility, increases land values, stimulates selected service activities, and strengthens the functional role of areas surrounding metro stations, the absence of integrated planning may intensify uneven land-use changes, increase the concentration of commercial activities, generate traffic-related problems, weaken neighborhood identity, and widen inequalities in access to urban services, thereby deepening the spatial divide among urban fabrics.The results further reveal that the influence of rail transit on the urban spatial structure depends less on the mere construction of metro stations than on the quality of spatial planning, station-area development management, and the degree of integration between transportation policies and urban development strategies.Therefore, adopting a transit-oriented development (TOD) approach integrated with the principles of spatial justice can contribute to reducing spatial inequalities and enhancing urban sustainability.</p> <p>گسترش شبکه‌های حمل‌ونقل ریلی شهری به‌عنوان یکی از مهم‌ترین راهبردهای مدیریت پایدار حمل‌ونقل، نقش تعیین‌کننده‌ای در بازآرایی ساختار فضایی شهرها، افزایش دسترسی و هدایت الگوهای توسعه شهری ایفا می‌کند.با این حال، شواهد پژوهشی نشان می‌دهد که آثار توسعه حمل‌ونقل ریلی همواره یکنواخت نبوده و بسته به ویژگی‌های کالبدی، اجتماعی، اقتصادی و مدیریتی هر محدوده، می‌تواند به کاهش یا تشدید شکاف فضایی میان بافت‌های شهری منجر شود.در بسیاری از شهرهای در حال توسعه، توسعه ایستگاه‌های مترو بدون توجه کافی به ظرفیت‌های محیط پیرامونی، موجب افزایش ارزش زمین، تغییر کاربری‌ها، جابه‌جایی تدریجی گروه‌های اجتماعی، تمرکز فعالیت‌های اقتصادی و بروز نابرابری‌های جدید در دسترسی به فرصت‌های شهری شده است.</p> <p>هدف این پژوهش، تحلیل پیامدهای توسعه حمل‌ونقل ریلی بر شکاف فضایی بافت‌های شهری با تأکید بر ابعاد کالبدی، اقتصادی، اجتماعی و دسترسی است.پژوهش حاضر از نظر هدف، کاربردی و از نظر روش، از نوع توصیفی ـ تحلیلی با رویکرد ترکیبی (کمّی و کیفی) است.داده‌های پژوهش از طریق مطالعات اسنادی، پیمایش میدانی، پرسشنامه، مصاحبه نیمه‌ساختاریافته، مشاهده مستقیم و تحلیل شاخص‌های فضایی گردآوری شد.تحلیل داده‌ها نیز با استفاده از آزمون‌های آماری و تفسیرهای کیفی انجام گرفت.</p> <p>نتایج پژوهش نشان می‌دهد که توسعه حمل‌ونقل ریلی اگرچه موجب بهبود دسترسی، افزایش ارزش اقتصادی اراضی، رونق برخی فعالیت‌های خدماتی و تقویت نقش عملکردی محدوده‌های پیرامون ایستگاه‌ها می‌شود، اما در صورت فقدان برنامه‌ریزی یکپارچه، می‌تواند با تشدید تغییرات نامتوازن کاربری زمین، افزایش تراکم فعالیت‌های تجاری، بروز مشکلات ترافیکی، تضعیف هویت محله‌ای و افزایش نابرابری در بهره‌مندی از خدمات شهری، شکاف فضایی میان بافت‌های شهری را تعمیق کند.یافته‌ها بیانگر آن است که اثرگذاری حمل‌ونقل ریلی بر ساختار فضایی شهر، بیش از آنکه تابع احداث ایستگاه باشد، متأثر از کیفیت برنامه‌ریزی فضایی، مدیریت توسعه پیرامون ایستگاه‌ها و میزان انطباق سیاست‌های حمل‌ونقل با سیاست‌های توسعه شهری است.از این‌رو، اتخاذ رویکرد توسعه حمل‌ونقل‌محور همراه با ملاحظات عدالت فضایی، می‌تواند زمینه کاهش نابرابری‌های فضایی و ارتقای پایداری شهری را فراهم سازد.</p> https://lagdj.com/index.php/lagdj/article/download/44/28
